The Heygate story so far

The regeneration proposals, combined with the council's large land holdings, present a rare opportunity to build new homes for all Heygate tenants.

The council will work with housing associations to build the homes on sixteen sites around Elephant and Castle, and Heygate tenants will be able to choose whether to move into one of these, or into an existing council home within the borough.

The council will need to buy out existing Heygate leaseholders, and is offering range of support to any leaseholders that experience difficulties as a result of this process. Two Heygate leaseholders were quick to jump at the early opportunity and purchased properties developed in Wansey Street.

Over the past two and a half years, a specialist rehousing team has been visiting Heygate tenants to assess their housing requirements and discuss their preferred choice of tenancy and location. At the same time, the council has conducted a thorough procurement process to find the best housing associations to build and manage residents' new homes. Based on this information, the rehousing team will match tenants' requirements with the homes being planned across sixteen identified sites around Elephant and Castle.

In August 2005, a panel made up of Heygate residents, council officers and consultants selected two housing association consortia to build new homes for Heygate residents. These are:

• Urban Choice: a consortium of Family Mosaic and Affinity Sutton
• A consortium of London and Quadrant, Guinness and Wandle
  

These associations were selected because they demonstrated a strong commitment to building high quality homes, as well as an ability to deliver the scheme, strong management and governance structures and an excellent approach to community involvement.

The first new housing scheme for Heygate residents, in Wansey Street, SE17 is now complete and 12 Heygate households moved in over the summer of 2006. The development was completed ahead of the main programme to show Heygate residents the high quality the council is demanding for all replacement homes.
