New Housing Site Developments

16 sites in the Elephant and Castle area have been identified in two council adopted plans (The Elephant and Castle Supplementary Planning Guidance 2004 (SPG) and the new Unitary Development Plan (otherwise known as the Southwark Plan) as locations for new homes.

The council's intention is to develop the land on all sixteen sites as mixed tenure (i.e. a combination of affordable and 'for sale') housing in partnership with housing associations. The affordable units will be offered to tenants on the Heygate Estate (which is being demolished as part of the plans) and the remainder will be offered for sale on the housing market.

The approach that the council have taken to this development programme is:

1. to consult with local people in relation to each site.
2. to set very high development standards
3. to create partnership arrangements with two housing consortia
4. to appoint architects through competition against detailed design briefs

Consultation dates

Drop in consultation sessions are being organised with residents living within a 100 metre zone of each of the 16 new housing sites. The council wants to know what you think of the designs for the new schemes. By attending the session, you make your views formally heard and can help shape the developing designs.
